Ritz Owner FAQ:

I. Estimate of the gross and net income I would potentially receive if I rent each week (please
provide separate values for each week).
A: Rental rates are highly dynamic. Factors such as snow conditions, lodging occupancy rates, specific residence view and location (within the Ritz) affect market rates. So its hard to say. The first of your two weeks has been renting for $800-900 per night based on 7 night stays. My commission is 15% if I have the renter. If the renter comes through a travel agent I need to pay them 10% and the total commission is 20%
2. Your fees for service?
A: The only fees that I charge are commission based and are as outlined above.
3. Process for renting (I spoke briefly w/ the Ritz about this, but I’ve never rented out)
A: If we agree to add your property to my inventory I will put it into an availability calendar and add it to available inventory on my website. When I get inquiries I will offer your residence to these customers. They pay the gross rental rate and lodging tax (11.3%) to Aspen Snowmass Real Estate, usually in two payments: One at the time signing, and the other 60 days prior to check in. Once I have a deposit I will send you the customers’ information which you pass on to member services. Member services will issue a reservation confirmation (this goes in a folder with the contract and payment information).
I disburse net payments to owners approx. 6 days after check-in. Attached is a sample contract which defines the terms for the rental agreement that the customers sign.
4. Additional consideration/things I should know.
A: There is no guarantee that your time will rent. Inquiries can often wait until the last minute and are dependent on variable conditions, but I will represent your residence in a positive and professional manner to encourage your rental availability.
5. Your value proposition, what makes you unique vs. Frias/others.
A: I offer better service and better results to both owners and customers. With a larger organization each rental is a relatively smaller part of their overall business. Simply put I care more about each visitor and know the product/brand first-hand.
Home Club Reservation Windows:
15 Months: Home Club Season Exchange . Members may release their reserved allocated week and
request to exchange at their Home Club during the same season of the released allocation. Must
release 7 consecutive nights.
Aspen Highland Members may request to book unreserved allocation during shoulder season or
unallocated use period.
13 Months: Home Club Alternate Season Exchange Members may release their reserved allocation
and request exchange at their Home Club during the alternate season (winter to summer; summer to
winter). Must release 7 consecutive nights.
Aspen Highland Members may request to book unreserved allocation during prime Winter or Summer
Season in Aspen.
9 Months: Club System Exchange period. Membership may release their reserve allocation and
request to exchange to a Sister Home Club during any Season. Must release 7 consecutive nights.
Aspen Highland Members may request to use unreserved allocation for exchange to Sister Club property using 7 evenings.
6 Months: Open Exchange period. Member may release their reserved allocation to request
exchange in daily increments at their Home Club or Sister Club. No minimum stay requirements.
Aspen Highland Members may opt to exchange unreserved allocation for this open exchange period; no minimum nights required.
60 days to day of Arrival: Space Available/Per Diem Use Period. Members may purchase additional
evenings on a Space Available basis upon payment of a per diem fee. No minimum stay required;
available at all Ritz-Carlton Club destinations.
Ritz-Carlton Club, Aspen Highlands Interest Calendars:
Winter Membership Interest Calendars (1-6):
– 1 float week
– 2 consecutive rotating weeks in prime Winter Season
– 1 rotating week in prime Summer Season
Summer Membership Interest Calendars (7-12):
– 1 float week
– 1 rotating week in prime Winter Season
– 2 consecutive rotating weeks in prime Summer Season
Winter Preferred Membership Interest Calendars (13-18):
– 1 float week
– 3 consecutive rotating weeks in prime Winter Season
Summer Preferred Membership Interest Calendars (19-24):
– 1 float week
– 3 consecutive rotating weeks in prime Summer Season
Winter Membership Fixed Weeks:
– 1 float week
– 2 fixed in prime winter weeks
– 1 fixed in prime summer week
